Market Update

You may have seen articles or seen news stories about the market and what to expect going into 2023:

“Real Estate Market tipping back towards buyers by fall 2023”

“Don’t expect home prices to crash.  The housing market is more Resilient than it looks.”

” With mortgage rates escalating higher, home sales — and, in some areas, home prices — hitting the brakes, and increased uncertainty felt throughout the market, many homeowners, prospective sellers and prospective buyers are nervous about next year.”

And in the Charleston area you may have seen this headline: “The typical value of homes in Charleston-North Charleston Metro is $409,960, up 28.2% over the past year. The Charleston housing market forecast ending with May 2033 is positive. Zillow predicts that Charleston-North Charleston Metro home values may grow by 13.1% by May 2023.”

Confused? Talk to this real estate agent!

Interest rates are going up and Inflation is the main reason why.  It is interesting to look at where interest rates have been to see where it may go:

The average rate by the end of 70’s was 7.54%

The average rate by the end of 80’s was 9.78%

The average rate by the end of the 90’s was 8.06%

The average rate by the end of the 2000’s was 5.14%

The average rate by the end of the 2010’s was 3.72%

The average rate by the end of October 2022 was 7.14%

These rates are based on a 30-year conventional loan.

As you can see the current interest rates are in line with past trends.  The highest interest rate was October 1981 when rates hit their historical peak at 18.45%.  The lowest was in December 2020 when we saw mortgage rates hit 2.68%.

Maybe a fortune teller can tell you what the future hold?  

Homes are still selling as the market shifts back to a balanced or even to a buyers market.

Cane Bay Veterinary Clinic

Making sure your pet stays healthy

When we adopted Dyno from Dorchester Paws a few years ago he was diagnosed Heartworm positive.  This is treatable in dogs, thankfully!

As some may know sometimes taking a pet for a Veterinary appointment can be a challenge.  The last time I took our dog he was very good.  Jumped right into my car and sat quietly.  Even so I prefer to take my pets somewhere close so we choose Cane Bay Veterinary Clinic which is six minutes from my home in Cane Bay Plantation.

They were all decorated for the upcoming Halloween holiday!

My Wellness visit

As always I was greeted by the staff and my dog and I went to the exam room.  The Veterinary assistant and Veterinarian love my dog who they described as “Handsome”.  They gave him treats (cheese whiz) and lots of pets.  Because they were so reassuring Dyno had no trouble with receiving his vaccinations and having blood drawn.

Spay or Neuter your pets

It’s important not only to take your pets for wellness checks to ensure they stay healthy.  If you have a pet make sure spayed or neutered to control the pet population.  All of the shelters are full of dogs, cats, puppies and kittens!

2nd Annual Making Strides Calendar Event

Beware: Beauties

As part of the Making Strides Against Breast Cancer Charleston Presented by Coldwell Banker Realty our office holds a fashion show.  Pictures were taken by Dream Light for a calendar which is sold for $25 with the proceeds donated to the American Cancer Society for breast cancer research.
On October 7th the 2nd annual Fashion Show was held at my office.  Several men dressed in their best for entertainment and to compete in support of National Breast Cancer Month which is in October each year.  Realtors really enjoy giving back!
Volunteers
My Broker, Alexis Farris, hosted the show and advised that all contestants volunteered.  Myself as an audience member saw that most contestants really enjoyed the show, and played up the silliness of it all.
Some were a little more reserved and shy!
The Beauties
The contestants were a mix of agents and associated partners.  All were in it to win one of three trophies and gifts.  They are: Harrison Doezema, Mike Todd (who was unable to attend) Jeff Criminger, Bobby Devito, Gary Fabian, Joel Wolf, Matthew Salego, Max Ballard, DJ Shamansky.

A fun time was had by all!

The Hobbit House

The Hobbit House

The Hobbit house project started in 1989 when the owner purchased the 2.7-acre lot along the Ashley River. The original owner wanted to build a fairytale cottage, but big enough for a crowd, with a thatched roof and a turret. (the turret had been abandoned after an architectural board dispute) The owner had plans for the interior, like a “Cinderella kitchen” with crown moldings, gold accents gold accents and brightly colored cabinets.

The Hobbit House

The technical architectural style is 16th-century Elizabethan.

While The Post and Courier dubbed the home the “Hobbit House” in a 2008 piece, The previous owner said kids in the neighborhood more often called it the “Haunted house” or “Harry Potter house.”

The Original Owner had big dreams

The original owner told the Post and Courier “I didn’t really stay on top of it,” Duncan said. “I just kind of lost interest and just kind of realized, gee, what am I doing here?”

The New Owners honor the vision with a modern spin 

The current owner told the Post and Courier, “It was a shame that the previous owner didn’t get to finish what he started,” He went on to say “We did our best to honor his vision. We kept a lot of details and brick work that he did, the exterior trim. ” The original owner did a lot of great work. About the renovations he said “We really wanted to give it a modern feel, while at the same time keeping the character that makes this house so unique,” he said. “If it feels like a dark, damp castle on the inside then no one would have wanted to live there. We made it bright
and gave it an open floor plan.”

Custom Homes need Custom Buyers

This home was sold in 2021 and the new owners completed the interior renovations.  It was listed at 1.4 million and has since been price improved to $950,000.

I went to see the inside October 8th at an open house.  Previous open houses were held 05/27, 07/06, 07/10, 09/29.  This home was listed May 9th and originally at 1,400,000.00.

Located in Summerville, SC, Dorchester County in the Walnut Farms Subdivision built on 2.37 acres.  This home is 5,761 square feet, 5 bedrooms and 3.5 bathrooms with bonus rooms; Eat-In-Kitchen; Formal Living; Foyer; Frog Attached; Great; Laundry; Living/Dining Combo; Office.

Nexton Midtown Club – A Fine Fall Picnic

One of the fun things about being a realtor is getting invited to events and find out what is going on in the various Planned Urban Developments.

This event was to announce the completion of the Amenity center for Midtown in Nexton, Midtown Club.

Midtown Club

The Midtown Club is a $9 million amenity center featuring a clubhouse with event spaces, fitness center and yoga room, resort-style pool, event lawn and pickleball, tennis and basketball courts.

I enjoyed a delicious and traditional outdoor BBQ picnic lunch served up by Martin’s BBQ complete with all the staples: BBQ, Mac N Cheese and banana pudding.  The Rock the Block homes are in the background.

Creatures of the South

Creatures of the South 

A common question from people looking to move to the Charleston area are there alligators and snakes?  There are many animals you may see here in the South. 

Most of these you will not see! 

Alligators 

Yes, there are Alligators in the area. No you probably won’t see them. However, if you see this sign, you should watch your small children and pets. 

Snakes 

I have not seen any snakes but my neighbors in Cane Bay Plantation have seen the following: Black Snake, Cottonmouth, Rattlesnakes, Rat snake, Black racer, Red Rat snake and a Eastern Garter Snake. Around here if we see one they post in on Facebook and sometimes recommend someone that can remove it. Lots of people do not like snakes. 

Anoles 

If you see an anole they will run if you approach. Cute harmless and with a diet that consists primarily of small insects such as cricketsgrasshoppersfliesbutterfliesmothscockroaches, small beetles, and other arthropods, including spiders, as well as occasionally feeding on various molluscs, grains, and seeds. They can be useful to have in your yard. If one gets into your house, you can be sure your cat or dog will find them first. 

Birds 

Geese, Ducks, Snowy Eggrets and Blue Herons are common visitators at the marsh land behind my house. Of course, birds are harmless but watch your feet walking anywhere they have been. If you go to Shem Creek you will see Pelicans swooping for their dinner. 

Insects 

Some of the common bugs you will see in the South are: The Love Bug, Crane Fly, Horse Fly, and the Palmetto Bug (also known as the Florida woods cockroach), Moths and Butterflies. As with most bugs, they are annoying and you do not want them in your home. 

Frogs 

I have not seen one but at night you can sure hear them. They sound like goats bleating. Also, there are crickets as you can hear at this link: https://youtube.com/shorts/SgsJDesnIWE?feature=share 

You can never know what new animal life you will see in the South.

Rock the Block Part 4

Rock the Block

The last of the Rock the Block homes is now sold.  Keith and Evans designed home sold for $1,100,000 September 15, 2022. 

If you watched the show a few things were changed when the home was removed from the market temporarily and the price improved 6/22/2022. The wall feature made with sails was removed and the room repainted. I have pictures before the changes were made. 

 The bathroom is definitely special. The shower is in the middle of the room and a sink is on each side.  

In the kitchen a custom pot filler faucet was installed over the stove. 

Additional living space is in the F.R.O.G. (finished room over the garage) The new owner can use this space for guests or rent it out for additional income. 

A sauna was also added in the loft area of the home. 

A vegetable garden was added in the yard for sustainable living.

Driving down US 176/State Road you will see Cobblestone Village Apartments on Cobblestone Village Drive.  If you turn there you come to Shell Pointe at Cobblestone Village by DR Horton Americas Builder, Goose Creek. I’ve driven by this area (which is close to where I live) and never knew it was there. Phase One has been completed and Phase Two is open! 

I viewed the two models and one thing I always notice is no space is wasted. 

Amenities 

The first thing you will see is the beautiful amenity center with a pool – The Club at Shell Point. Phase One homes line each side.

Each model I viewed today has an open floor plan and the spaces feel very spacious.

All bedrooms are good sized and with spacious Master closets 

Each home has plenty of storage. Every time you turn around there is another door with more storage! Under the stairs too.
