Why you need an Real Estate Agent when buying a New Construction Home

Thinking about buying a brand-new built home?  Most are PUDs (A planned unit development, or PUD, is a community of single-family homes, and sometimes condos or townhomes, where every homeowner belongs to a homeowners association (HOA). If you’re shopping for a home, you might need to know what a PUD is and how it works because it could affect you during the mortgage qualification process, as well as during the time you live in the home.

You need a Real estate agent to assist you. Why?  

When I work with a buyer I will: 

  • Review the contract and can explain any items in question.  The contract for buying a New Construction home is more complicated than the normal sales contract.  You need to make sure you know about any charges so there are no surprises. 
  • Advise you regarding financing your purchase.  Builders offer incentives for using their lender and preferred closing attorney. You want to make sure you are getting the best deal. You can shop lenders to ensure you are getting the best interest rate.
  • Check on the progress of your home and take photos during the build process.  I do this usually once a week.

  • Work with the Sales Manager about any concerns during the Blue Tape Inspection [A blue tape walk-through (aka a blue tape inspection) allows home buyers to identify any incomplete work, defects or other issues on a newly constructed home before closing.] 
  • Verify information provided by the Builder such as HOA fees. 
  • Attend the closing. 
  • Explain what happens after you move into your new home.  For example you will only pay real estate taxes on the land the 1st year.  I make sure you know to expect an increase once the property is assessed with improvements.
